摘要：进入全面推进乡村振兴新阶段，有效推动农地流转成为乡村产业转型和农业农村现代化的关键一环。近年来，在以集体或基层政府为主导的集中流转模式下，地租有所上涨。本文借助地租理论尝试分析集中流转模式下地租上涨机理及其影响效应。研究发现，集中流转模式下集体的介入不仅催生了农地转出方对地租的高价诉求，而且诱发了集体在绝对地租层面的第二重地租诉求，造成地租上涨。进一步来看，这部分地租增量既是对土地财产价值的体现和保护，也有助于重塑集体经济组织主体地位和发展壮大集体经济。但要注意到，这会使经营方收益权能受损，影响乡村产业发展。未来应优化农地市场交易环境，完善农地流转价格形成机制，充分发挥农地集中流转对乡村产业的助推作用，实现乡村产业振兴。

摘要：The rapid rise in arable land rent has affected China’s food security, and the existing literature focuses on the analysis of transferred land rents. The existing literature not only ignores the reality that more than 60% of China still owns its own cultivated land, but also ignores the analysis of cultivated land rent from the perspective of agricultural technological progress. In order to reveal the influence of agricultural technology progress on cultivated land rent and land rent rate, this paper uses the relevant data of cost and benefit of national agricultural products from 2011 to 2020, takes vegetable agricultural products as the research object, depicts agricultural technology progress with facility agriculture, and empirically analyzes the influence of agricultural technology progress on cultivated land rent and land rent rate. The benchmark regression results show that although the agricultural technology progress represented by facility agriculture significantly improves the cultivated land rent, it reduces the land rent rate. The same conclusion was also obtained with the interactive fixed effects model and the propensity score matching method and the time trend variables. The mechanism analysis results show that the agricultural technology progress represented by facility agriculture promotes the per mu output value of vegetable agricultural products more than the cultivated land rent by increasing the unit price and the per mu yield, and compared with the quantity, agricultural technology progress mainly affects the quality of vegetable agricultural products. Therefore, the need to adhere to the fundamental way out of agriculture lies in science and technology, combined with the actual agricultural development to promote the research and development, transformation and promotion of agricultural science and technology, at the same time to promote the modernization of facility agriculture, and pay attention to differentiated development.

摘要：近代以来，对于地租形态研究数不胜数，福建屏南县收租账簿为此提供了一个新的典型性案例。以屏南县收租账簿为中心，探讨传统地租形态在优化资源配置上的表现作用。账簿中多样的地租形态满足了农户多样化的选择；多种交租方式满足了农户的多种需求；“让与还”满足了农户的济危解困渡过时艰的需求。账簿中这些丰富的表现形式提高了生产要素的流动性和使用效率，从而提高了农业经济效率，带来了章氏近80年的租佃经营史。

摘要：平台资本主义已经发展成为资本主义的一种新形态，呈现出整体的新异性，具有较高话语热度。当前国内外学界对平台资本主义的理论研究主要呈现为三重逻辑，即利润、地租和价值的逻辑。但从马克思主义政治经济学的基本立场来看，这三重逻辑并非并列式逻辑，而是一种进阶式逻辑。从广告收入、品牌价值和金融租金角度来理解数字化平台的利润来源，构成理解平台资本主义的初阶逻辑，这种理解只是在探讨资本运动过程的表层逻辑，并没有深入问题的实质。从数字地租和技术封建主义批判理论来阐释数字化平台所获取的租金，能够有效揭示数字化平台技术寻租和数字圈地运动的本质，但这种探讨进路又忽视了传统地租与数字地租的质性差异。从马克思劳动价值论的基础理论视域来看，生产性劳动和价值才构成解析平台资本主义的高阶逻辑，这是马克思主义政治经济学研究方法和叙述方法的科学体现。

摘要：作为一种全球现象，绅士化已成为探讨城乡发展与社会空间重构的前沿话题。租差理论是解释绅士化现象的经典理论之一，其整合了不平衡发展与资本循环等马克思主义地理学理论，重新探讨了中产阶层、开发商、政府等多元行动者的行为逻辑与主体能动性。近半个世纪以来，绅士化与租差理论的研究重点密切交织，文章根据两者的关系将研究进展划分为：消费/生产二元争辩、理论和解与实证测度、融合发展和多元发展4个阶段，并基于绅士化类型衍生下的租差、租差变化的影响因素、绅士化与租差测度、领域污名化与领域美化4个主要议题的梳理，深入解读资本循环与利益驱动下的绅士化进程。文章认为绅士化是多元主体围绕租差不断进行博弈的动态过程，租差变化既是绅士化现象产生的原因，又是绅士化进一步发展的结果；中国绅士化与租差的结合研究是发展中国式绅士化理论体系的核心内容。中国绅士化与租差的结合研究需更多关注中国语境下土地制度、多元主体与地方发展的历史和情境性，加强与国际学术界的对话与交流，以此为中国土地开发和城乡转型发展提供理论参考，为绅士化理论体系的建构提供中国经验。
