线上交易会影响农地流转期限吗？——基于江苏省农村产权交易信息服务平台数据的实证分析

摘要: 长期而有保障的农地经营权是促进农业长期投资的重要激励。在农地流转线上交易覆盖面日益扩大的背景下，其对农地流转期限的影响值得关注。基于交易成本理论分析框架，运用2020一2023年江苏省135422笔农地流转线上交易的混合截面数据进行分析。研究发现，线上交易显著降低了农地流转期限，且该负向影响在现场竞价类交易中更大。机制检验结果表明，线上交易通过提高农地的供需匹配概率提高了短期流转合约达成概率，并通过降低长期锁定对方的交易需求降低了长期合约交易需求，进而使得农地流转合约期限变短；此外，流转单价上涨缓解了线上交易对农地流转期限的负向影响。值得注意的是，流转期限变短并不必然意味着流转农地经营权更不稳定，线上交易依托于规范运作的信息平台，提供了更好的产权保障和更稳定的缔约与履约预期，可能是未来发展方向。这些发现不仅丰富了农地流转市场建设相关研究，也为农地流转线上交易提供了理论支持和经验启示。

Abstract: Long-term and secure farmland management rights are crucial for promoting long-term agricultural investment. With the expansion of online farmland transfer transactions, their impact on transfer duration deserves attention. Using pooled cross-sectional data from 135,422 online transactions in Jiangsu Province (2020–2023), this study finds that online transactions significantly reduce farmland transfer duration, especially in live bidding types. Mechanism tests show that online transactions enhance short-term contract probabilities by improving supply-demand matching and reduce long-term contract demand by lowering long-term lock-in needs, thus shortening farmland transfer duration. In addition, the rising price of farmland transfer moderated the negative impact of online transactions on the duration of farmland transfer. It is worth noting that a shorter transfer duration does not necessarily mean that the transfer of farmland management rights is more unstable. Online transactions, relying on standardized platform operations, offer better property rights protection and stable contracting expectations, likely shaping future development. These findings not only enrich the related research of farmland transfer market construction, but also provide theoretical support and empirical enlightenment for online transactions of farmland transfer.
